Why lend to
Lusthaven?

Your loan is secured against a substantial physical asset — a working estate with licensed accommodation. Under the negative pledge, no additional borrowing can be placed against it without the consent of existing lenders.

Repayment comes from resident rent and event revenue, modelled conservatively across ten years. Demand for high-quality sex-positive events in the queer community consistently exceeds supply — and a permanent, purpose-built venue at this level simply doesn't exist yet.

Beyond the financial return, lending is what makes this project possible. Lenders — the people we call our Pillars — will be invited to special gatherings and will be part of creating a permanent home for the queer community.

The process

How lending works

The process is straightforward. A pledge is not a commitment — it's an expression of interest. Nothing is signed or transferred until the funding threshold is reached and the property is ready to proceed.

    Funding threshold reached
    Once pledges reach our target, we move to formal agreements. You'll receive the full loan terms to review before signing.

    Notarial escrow
    Funds are transferred to a notarial escrow account and held safely until the acquisition completes.
  4. 04
    Acquisition completes
    On completion, funds are released to the cooperative. Your loan begins, interest starts accruing, and you join the community of lenders — our Pillars.

Frequently asked

This community lending programme involves private loans to a cooperative. The final structure and regulatory position will be confirmed with Belgian legal and financial advisers. Full documentation will be provided before any commitment is made.
All pledged funds are held in notarial escrow until the acquisition completes. If the purchase does not proceed for any reason, all funds are returned to lenders in full.
Interest paid to Belgian natural persons is subject to Belgian withholding tax, deducted at source. Interest paid between legal entities is not subject to withholding tax. Please consult a tax adviser for your specific situation.
No. Lending is open to anyone who wants to support the project. You don't need to be a member of the cooperative or the association, though many lenders — our Pillars — are also part of the community.
Interest is paid in cash by default. You may choose to receive some or all of your interest as event credits — tickets, guest passes, or priority access to events at Lusthaven. This choice can be updated annually.
